2022 Remaining Steady Through February, According to The Real Estate Center at Texas A&M

Uvalde (March 16, 2022) – February saw steady increases in average and median home prices in Uvalde County, according to data produced by the Real Estate Center at Texas A&M. The median price increased by 61.9 percent to $285,000. The average price increased as well by 38.1 percent to $244,550. There were 10 homes sold in February, 17 less than last year. Closing out the month there were 12 homes pending sale, and 17 new listings.

“2022 is showing a steady pace as we enter the last month of the first quarter with homes on the market for 55 days and 92.4 percent being sold for listing price,” said Tracie Hasslocher, SABOR's 2022 Chairman of the Board. "We saw a large increase in median and average price and a slight decrease in pending sales for the month of February."

In the City of Uvalde, average home prices increased 16.9 percent to $198,800 and median home prices decreased 16.1 percent to $172,000. The number of homes sold decreased to 5, half of homes sold in 2021. On average, homes in the area sold within 22 days and 89.2 percent sold for listing price.

Across Texas, 25,474 homes sold in February, a 14.1 percent increase from 2021. The average home sales price increased to $394,472, an increase of 13.8 percent, and the median price increased 20 percent to $330,000. Price per square foot increased to $180, a 20.1 percent increase. February closed with 30,486 new listings, 29,551 pending sales, and 1.1 months of inventory. Across the state homes spent an average of 38 days on the market, 9 less than the average in 2021, and 99.9 percent of homes sold for listing price.
