According to San Antonio Board of REALTORS® February Housing Trends, 2022 Remaining Steady for The San Antonio and Surrounding Area Housing Market

March 16, 2022 San Antonio – According to February reports, 2022 is remaining steady with an increase in almost every category in the San Antonio metro area. The average price saw a 16 percent increase to $361,889 according to the Multiple Listing Service Report for the San Antonio Board of REALTORS® (SABOR). Median prices increased to $314,000, a 20 percent increase from 2021. Even with these large increases, the area saw a 9 percent increase in total closed sales with 2,681 homes sold. The month closed with 3,437 new listings, 4,054 active listings, and 3,209 pending sales.

“2022 is showing a steady pace as we enter the last month of the first quarter with homes on the market for 38 days and 100 percent being sold for listing price,” said Tracie Hasslocher, SABOR's 2022 Chairman of the Board. "We saw a steady increase in median, average price, and pending sales for the month of February."

Price per square foot increased to $176 a 20 percent increase from 2021. The average home stayed on the market for 38 days, a decrease of 14 days from 2021.

Bexar County reported that the average price for the area increased 14.1 percent to $333,258 and the median price increased to $290,000, a 16 percent increase. 1,853 homes were sold, a 7.7 percent increase from 2021. 99.7 percent of homes were sold for list price and the price per square foot increased to $164.

Across Texas, 25,474 homes sold in February, a 14.1 percent increase from 2021. The average home sales price increased to $394,472, an increase of 13.8 percent, and the median price increased 20 percent to $330,000. Price per square foot increased to $180, a 20.1 percent increase. February closed with 30,486 new listings, 29,551 pending sales, and 1.1 months of inventory. Across the state homes spent an average of 38 days on the market, 9 less than the average in 2021, and 99.9 percent of homes sold for listing price.
