On July 10, the 21st Century ROAD to Housing Act was signed into law, marking a significant advocacy victory for REALTORS® and the housing industry after nearly two years of collaboration led by the National Association of REALTORS® (NAR).
While no single piece of legislation can solve today’s housing affordability challenges overnight, this law represents an important step toward increasing housing opportunities and addressing one of the nation’s biggest long-term issues: housing supply.

Across the country, and here in the San Antonio region, housing affordability continues to be a concern for buyers, sellers and communities alike. The cost of homeownership is influenced by many factors, including mortgage rates, construction costs, available inventory and local market conditions.
The 21st Century ROAD to Housing Act won’t immediately lower home prices. Instead, it supports policies designed to help expand the nation’s housing supply over time, creating more opportunities for future homeowners and strengthening local housing markets.
What It Means for San Antonio
Housing affordability continues to be a concern for buyers, sellers and communities across the San Antonio region. SABOR’s June 2026 Market Statistics show the San Antonio area has 6.13 months of housing inventory, a level generally considered to represent a more balanced market. While buyers today have more choices than they did just a few years ago, increasing housing opportunities remains essential to keeping pace with our region’s continued growth and supporting long-term affordability.
The 21st Century ROAD to Housing Act won’t immediately lower home prices. Instead, it includes provisions intended to support long-term efforts to expand housing opportunities and address the nation’s housing supply challenges.
