What is the San Antonio Board of REALTORS®?

The San Antonio Board of REALTORS® (SABOR) is the professional association of REALTORS® in the San Antonio and surrounding areas. SABOR represents over 15,000 members across ten counties including Bexar, Kendall, Frio, Medina, Karnes, Wilson, LaSalle, McMullen, Uvalde, and Atascosa.

The term REALTOR® is a registered collective membership mark that identifies a real estate professional who is a member of the National Association of REALTORS® and subscribes to its strict Code of Ethics.

What types of membership are available at SABOR?

SABOR offers four different types of membership.

REALTOR® Membership requires applicants to hold an active real estate license and be active in the real estate business. In addition, applicants must be affiliated with or work for a Designated REALTOR® who has an office open to the public, where business can be conducted.

Designated Realtor Membership/ New Company Membership requires the applicant to have an active Texas broker’s license and be a corporate office, sole proprietor or partner in the real estate business. Applicants must have a clean record regarding unprofessional conduct and bankruptcy.

Primary Affiliate Membership requires the applicant to be in a business connected to real estate, but cannot hold an active real estate license. Affiliate members should have goals similar to those of SABOR, be interested in real estate, and be interested in SABOR events, which may be of value to them.

Additional Affiliate Membership is granted to individuals whose company is already a primary Affiliate member.

Can I join SABOR if my Real Estate license is Inactive?

No. Your Real Estate license must be active in order to become a member of SABOR.

I want to join as an MLS Only Subscriber. How do I do that?

Your broker must be an MLS Participant in order to subscribe to MLS. If your broker is a member you will need to fill out the MLS Only Application – Agent form. We will also need a letter of good standing provided by your primary board stating you have paid your annual dues.

Please note that the non-REALTOR® subscriber option is only available once a broker has decided the entire brokerage (this would be the broker and all the agents they sponsor) will not hold realtor membership.

*Non-REALTOR® MLS Subscriber: A licensed real estate professional through TREC who pays for MLS access only. They are not members of SABOR, Texas REALTORS®, or NAR, and therefore do not receive association benefits or REALTOR® status.

*MLS-Only (REALTOR® Member of another Association): Does not pay SABOR local dues. Pays the quarterly MLS fee ($190) and dues to their primary association. Not eligible for SABOR committees, events or meetings.

*Secondary Membership: If an agent belongs to another association and also joins SABOR, they do pay SABOR local dues, receive SABOR local benefits (including eligibility for committees/events/meetings), and qualify for the reduced quarterly MLS fee ($160).

How much does it cost to become a SABOR member?

To become a member there is a $100 initiation fee as well as prorated monthly dues.

My broker is not a member. Can I still join?

Your broker must be a member in order for you to join.

My broker is a member. Do I have to join?

If a broker is a member of any board of REALTORS®, the agents or broker associates sponsored by this broker must join a board of REALTORS®. If the sponsored agent/broker associate does not join a board, the broker will be assessed additional dues for each agent/broker associate sponsored by this broker.

What benefits does SABOR offer members?

SABOR offers its members numerous benefits including: a full scale Public Relations campaign, a subscription to Inman Select, and a legislative affairs program. For a full list of Member Benefits click here.

Is Orientation mandatory?

Yes. New Member Orientation is mandatory for all new SABOR members. The exception to this is if you are active with another board, attended orientation at that board and are joining SABOR as a secondary member or transferring your membership to SABOR and have not been inactive for over one year.

What are the qualifications for joining as an Affiliate member?

Primary Affiliate Membership requires the applicant to be in a business connected to real estate, but cannot hold an active real estate license. Affiliate members should have goals similar to those of SABOR, be interested in real estate, and be interested in SABOR events, which may be of value to them.
Additional Affiliate Membership is granted to individuals whose company is already a primary Affiliate member.
