2022 Started with a Bang in Uvalde County, According to The Real Estate Center at Texas A&M

Uvalde (February 14, 2022) – 2022 started with Uvalde County reporting a total of 16 home sales in January, an increase of 33.3 percent, according to data produced by the Real Estate Center at Texas A&M. The median price also increased by 9.5 percent to $260,000. The average price increased more drastically by 45.7 percent to $417,700. Price per square foot saw the largest increase of 135.5 percent to $306 per square foot. Closing out the month there were 12 homes pending sale, and 22 new listings. 

“2022 is starting with a bang with 91.2 percent of homes closing at list price and the average home sitting on the market for 69 days,” said Tracie Hasslocher, SABOR's 2022 Chairman of the Board. "We saw an increase in total sales but saw a decrease in the number of pending sales at the close of the month." 

In the City of Uvalde, average home prices increased 41.7 percent to $244,500 and median home prices increased 13.1 percent to $237,500. The number of homes sold increased to 10, a 100 percent increase compared to 2021. On average, homes in the area sold within 51 days and 92.3 percent sold for listing price. 

Across Texas, the average home sales price increased to $378,440, an increase of 16.9 percent, and the median price increased 18.9 percent to $315,000. 23,536 homes were sold which is a 3.8 percent increase from last year. January closed with 30,511 new listings, 29,657 pending sales, and 1.1 months of inventory. Price per square foot across the state increased 20.6 percent to $174, and homes spent an average of 37 days on the market.
